On Saturday, March 20, 2021 the HousingLink Landlord Listing Management application will be updated with some enhancements, listed below. Click on an item to see a description of the change.

Scam and Fraud Prevention

Scam listings are a persistent problem for HousingLink and all listing services. To combat this, we are asking landlords to provide proof of your authority to advertise your listing. You only need to do this once per property. 


Before your listing can be approved, you’ll need to upload a copy of either your management contract or your property tax statement. We may contact you as part of that verification. Once we have reviewed your documents, we will approve any pending listings for your property, and future listings will be eligible again for automatic approval.


Note: These documents are used internally by HousingLink staff only. They are never shared publicly. The only information shared publicly is that which appears on your listings through the Housing Search application.


Note: 

  • Existing listings will remain open and can be extended. New activity, a new property or a new listing, will trigger HousingLink to verify your authority.
  • Listings provided to us through a listing feed service, like RentCafe' or Entrata, are automatically approved.


Required Documents

REQUIRED DOCUMENTS

The following documents are required to have a listing included in HousingSearch. The type of documents depends on if you are a building owner or a management company.

A property listing in Housing Search requires copy of your 2020 or 2021 property tax statement for this property.
A property listing in HousingSearch requires a copy of your management contract for this property.

Note: Listings provided to us through a listing feed service, like RentCafe' or Entrata, are automatically approved.


OPTIONAL DOCUMENTS

The following documents are encouraged and can be added to your properties and listings at HousingSearch but are not required.

  • Photos of property (Step 1)
  • Application and Screening Criteria (Step 2)


Closing Date

The listing close date (Close this listing), will be the date the listing will no longer be available in the housing search tool. When you first enter a listing the close date will default to 14 days in the future. You may change it if your prefer a longer or short listing time period.  

To edit the listing end date, 

  1. Login to HousingLink
  2. Click on Properties
  3. Click on Listings 
  4. Click the Edit Icon:
  5. On the final step of entering your listing, there is entry for two dates, Advertise this listing on and Close this listing.
  6. Use Advertise this listing on to set the date on which you want the listing to appear publicly in the search.
  7. Change the date in the Close this listing.  (See image below)
  8. Click Schedule Listing (if a new listing) or Republish Listing (if editing an existing listing).



Additional Listing Details

In addition to specifying which pets you allow, your listing can include your pet policy as well as additional descriptions of pet fees, pet rent, breed or weight restrictions. 


In addition to the listing header always provided, listings at your properties can also include a text description for you to include unique information about your available units. Limit 1000 characters.


Photos

Your property information can include up to 20 photos that you only upload one time.  These photos will stay with your property, available for any listings you make in the future. 

To change or edit your photos:

  1. Login to HousingLink
  2. Click Properties
  3. Click Edit Icon
  4. Scroll to Property Photos


To remove a photo
Click the X icon next to the photo.
To add a photo: Choose file. Navigate to the file on your computer, and click Open. Once uploaded, to include the photo on a listing, click the circle in the upper left hand corner of the photo; a checkmark indicates it is selected for this listing.
To re-order photos:  Click the multi-directional tool and drag photo to position.
To rotate a photo:  Click the rotate icon until photo is positioned correctly.
Suggestions to help make your photos display consistently: Take them with the same camera.
Choose either portrait mode or landscape mode, and do the same for all of them.
If you are cropping your photos prior to upload, try to crop them to a consistent size.
Panoramic photos are not recommended.



Additional Program to Support Landlords and Renters

Landlords can now select if they'd like their listing to be a part of Beyond Backgrounds. Beyond Backgrounds is a program that provides support to landlords who are willing to rent to someone with criminal, credit or rental history barriers in their background.

When a landlord rents to a Beyond Backgrounds participant, they have access to up to $2,000 of free insurance in the following circumstances:

  • Damage to the unit beyond what the security deposit covers.
  • Unpaid rent at the end of the lease term beyond what is covered by the security deposit.
  • Court filing fees if an eviction is pursued beyond what is covered by the security deposit.
  • Other unfortunate circumstances beyond what is covered by the security deposit.

If you select Beyond Backgrounds, you will be given the option of delaying when your listing appears in the search tool, giving caseworkers a chance to find and present a potential renter to you for your unit. Any delay is completely optional, and if none is indicated, the listing will appear in the search on the advertise date indicated.
